Appraisal Group, LLC serves
Columbus, Georgia and the surrounding areas performing real estate appraisals
on properties ranging from single family residential to rural acreage and
farmland to complex commercial properties.
The
company was formed May, 2009 by Rick L. Norris in Cataula, Georgia, typically
regarded as a “bedroom” community to Columbus, Muscogee County, Georgia, which
serves as the central county for the area’s Metropolitan Statistical Area or
MSA. Since 1993, Rick has successfully
performed more than 3,000 real property appraisals, mostly in southwest Georgia
and east central Alabama with a concentration in commercial income producing
properties, light industrial properties, right-of-way acquisition and disposition
properties and rural acreage and farmland tracts.
Prior to the formation of Norris Appraisal Group, Rick was a limited
partner in Cliatt & Norris Appraisals, LLP which began January 1, 2000 as a
multiple discipline appraisal firm with four appraisers and a small staff. Prior to the formation of this partnership,
Rick was an independent fee appraiser with Cliatt Appraisal Company beginning
in 1993. Rick began his career as a real
estate appraiser in 1987 with the Muscogee County Tax Assessors office as a
commercial appraiser, moving to Cliatt Appraisal Company in May, 1993. Norris Appraisal continues the business model
formulated by mentor William P. “Bill” Cliatt – Superior quality, timely,
honest appraisals with thorough analysis of Highest and Best Use and a
competitive pricing schedule, coupled with in-depth knowledge of the Southwest
Georgia and East Alabama region.
The Norris Appraisal Group client list includes mortgage brokers, lenders,
attorneys, all levels of governmental agencies (Local, State, Federal), utility
companies, regional medical companies and individuals. The firm performs real property appraisals and
consultation involving disposition, acquisition, condemnation and internal
analysis for governmental agencies; estate appraisals for attorneys; Mortgage
lending for brokerage and lending firms, and appraisals for individual property
owners, purchasers and investors. Rick
has qualified as an expert witness in both Superior Court and Federal
Bankruptcy Court.
The appraisers have extensive knowledge of the real estate market for Columbus,
Phenix City and the surrounding areas, and a solid background in income
analysis and general appraisal theory. Norris Appraisal Group is a member of the
Columbus Board of Realtors Multiple Listing Service, the Georgia Multiple
Listing Service, CoStar and subscribes to the Georgia Superior Court Clerk’s
Cooperative Authority.
The firm includes Rick Norris, a Certified General Real
Property appraiser with licenses in both Georgia and Alabama, Jeffrey Trojan,
also a Certified General Real Property appraiser with licenses in both Georgia
and Alabama and Amberly A. Bryan, a Licensed Real Property Appraiser in
Georgia, along with clerical staff. Current mainstream technology is utilized
fluidly in the company with laser measuring devices, PDF delivery capability,
and current computer operating systems and programs (Microsoft Windows 11,
Word, Excel, Apex Sketch and Adobe / Win Total, for residential form
appraisals). Software is continuously
updated as new versions become available. Computers and related equipment are updated or
replaced approximately every 3 +/- years. The company has an off-site storage facility
for regular computerized data file backup.
The firm maintains a forward view of potential economic development in the
Columbus and surrounding areas, and has an exceptional ability to understand
and convey to the user of the appraisal or analysis, strategic advantages and
possible weaknesses in each of the properties appraised.
